See detailed PDF of units and use permit plan here. Neshobe Farm consists of several pedestrian-friendly neighborhoods, amidst farm land surrounding a central community center. The diverse land encompassing wetlands, creeks, meadows and woods gently slopes to the south. Natural homes consistent with the local vernacular will be nestled into the land, incorporating passive solar design The Barn Community Center: The heart of Neshobe Farm  is  to be the restored existing historic barn at the center of the community. The  community owned"Neshobe Center" will feature a large community dance hall, a commercial kitchen and dining area suitable for serving 200 people, live-work lofts and offices, a conference room, a juice-bar cafe, a fitness center with spa amenities, a dozen guest cottages and a large outdoor gathering space for warm-weather performances and events. The Neshobe Community Center will be maintained and run primarily by the Neshobe Farm homeowners association, and will also be the site of the Neshobe Institute for Holistic Community, a proposed  educational entity dedicated to supporting community enrichment through the promotion of health, Wellness and Holistic living. North 20 : Twenty-four homes on 20 acres will be placed in clusters surrounding the central agricultural field. Homes will range from 800-2,200 square feet. A trail system will connect to Estebrook recreation fields, other Farm neighborhoods and the town of Brandon. Western Bench: Six clusters of three homes will be scattered over 17 acres. Homes will vary greatly in size (up to 2500 sq. feet), mimicking a traditional Vermont farmstead (big house, little house, back house, garage). Each lot will include a small building envelope footprint around the structures, and the remaining balance of land will be designated for productive community agriculture (the fruits of which will feed Farm residents). Southern Flats: This residential neighborhood will consist of higher density, affordably priced, entry-level housing (600-1600 sq. feet in size), along with some multi-family buildings. Meditation Knoll: North of Southern Flats is the Meditation Knoll, a prominent rocky knoll that that features picturesque open space with pocket parks and benches for repose and reflection restored and enhanced with permaculture. Elder Housing: Facilities for a variety of levels of assisted living will be distributed throughout the Farm. Confluence Plateau: This will be an area for a possible future use such as a riding arena or a chapel. Footpath Meadow: A community of small cottages will be accessible only by foot, sharing a common parking and storage area.
